A new high racking distribution warehouse for Cash Crusaders was designed using a structural steel frame, with a reinforced concrete frame for the adjoining offices.

Joints were minimised in the 3 800m2 warehouse floor by dividing the area into six panels as close to square as possible and reinforcing the 200mm thick concrete slabs with steel fibres for better performance.

The stormwater system designed by Mariswe harvests rainwater runoff from the roofs and hardstands, which is recycled for irrigation in the estate and flushing of toilets.

The runoff is conveyed via underground pipes to the attenuation “tank” excavated below the main parking area, which holds approximately 1 250 000 litres of water. The tank, 107,5m long x 17m wide x an average of 2,3m deep, is lined with a 1 000 micron thick waterproof membrane and filled with 63mm dolomitic rock ballast.

After filtering through the rock, the water is piped into a storage dam and pumped into the estate irrigation system and to the buildings as needed.
